Associate Director Quantity Surveyor - ResidentialLondon, United KingdomA thriving construction consultancy is seeking an Associate Director with residential experience to be based in their London office. The firm delivers construction consultancy services to clients across the UK with a focus on quality, sustainability, health & safety, and social responsibility. The role involves driving the business forward in the region, delivering projects, and maintaining key client relationships within an exciting growth phase.The roleYou will undertake pre- and post-contract quantity surveying duties for private developments and public sector projects, with values between £1m and £350m.Pre-Construction & Cost Planning: prepare cost plans, budget estimates, and feasibility studies; provide preliminary cost guidance to inform design and planning choices.Procurement: oversee contractor and supplier procurement, tender evaluation, and recommendations; negotiate contract terms to deliver value and mitigate risk; establish procurement schedules aligned with construction timelines.Contract & Commercial Management: contract administration (typically JCT or bespoke residential forms); manage project budgets, financial reporting, and change control (variations, claims); collaborate with project managers and site teams to ensure accurate valuations and timely payments.Financial Performance: manage multiple projects to meet financial targets; identify risks and opportunities to enhance profitability; provide accurate forecasting and reporting to senior leadership and clients; act as the primary commercial liaison for clients with regular updates and cost guidance.Commercial Strategy: contribute input on design, procurement, and delivery strategies during client meetings; manage relationships with funders, developers, and external consultants when required; champion professional development and operational excellence within the cost management team.Quality & Compliance: ensure outputs are accurate, compliant with internal quality standards, and adhere to relevant legislation, policies, and health & safety regulations; advocate for sustainable procurement and practices.The candidateWe are seeking a confident, entrepreneurial and ambitious individual with a commercial mindset who is eager to contribute to a growing business.Degree in Quantity Surveying, Commercial Management, Construction Management, or related discipline and full membership of RICS.Minimum 5 years post-RICS qualification experience (residential experience desirable).Proven experience delivering cost management services across building projects from feasibility through post-contract services.Extensive consultancy experience across diverse projects and sectors; ability to independently manage and lead work; strong value engineering and risk management skills.Proficiency with main standard forms of building contracts, especially the JCT suite; strong client-facing and communication skills; ability to generate new business enquiries.Join an experienced team and become an integral part of a collaborative and thriving business.
