:Description: To supervise, inspect, and schedule repairs and maintenance of the facility's physical structure, including furniture and equipment. Responsible for reporting problems to administration periodically.Accountability: Maintenance Supervisor, AdministratorDUTIES AND RESPONSIBILITIES:Ensure safe operation of water, electrical, lighting, heating, air conditioning, sewage disposal, and fire alarm systems, including delivery systems.Maintain the building and ensure all equipment is safe, operational, and compliant with safety regulations.Inspect, service, and perform minor repairs on air conditioners, heaters, electrical systems, handrails, wall guards, and carpentry work.Service and perform minor repairs on auxiliary power units.Check and maintain fire alarm systems and extinguishers.Familiarize with fire and disaster plans.Supervise equipment installation.Monitor contractor performance.Inspect, repair, and schedule preventative maintenance; document accordingly.Alternate fire drills at different times and shifts, documenting each.Maintain stock supplies and hand tools.Keep an accurate file system with manufacturer manuals and operating instructions.Be on call for emergencies.Prevent abuse, neglect, and exploitation of the elderly.Promote a safe, clean living environment.Perform any additional duties as requested by the Supervisor or Administrator.Participate as a team member with the facility as a priority.Attend facility meetings.Requirements:Physical Requirements:Handle and hold objectsLift, carry, reach (at and below shoulder height), push, pullGrasp and handle small equipment and paperworkSit, stand, walk, twist, bend, stoop, kneel, squatFine motor coordinationRead and write legiblyFollow and give instructionsClimbCognitive and Sensory Requirements:Communication with staff, families, visitors; effective phone communication; receiving instructions; responding to requests, complaints, and disaster alerts; performing job effectively with sight, smell, touch, hearing.Licensure Requirements: NoneOccupational Exposure: Tasks involve CDC Category II risks; exposure may occur during emergencies.Other Considerations: Must tolerate a high-paced environment typical of a nursing facility.
