About the Division

This opportunity sits within the firm’s dedicated major fit-out division, which focuses exclusively on complex Cat A and Cat B commercial projects, typically valued from £20 million to £50 million+.

Due to a strong pipeline of secured work and strategic expansion, they are seeking an experienced Project Director to lead flagship schemes and contribute to the long-term growth and leadership of the business unit.

Role: Project Director – Responsibilities & Requirements

Project Leadership:

• Oversee the successful end-to-end delivery of high-value commercial fit-out projects (£20m–£50m+)
• Lead large multi-disciplinary teams, including Project Managers, Construction Managers, Commercial Managers, and Design Managers
• Act as the primary point of contact for clients and senior stakeholders, maintaining strong working relationships and managing expectations

Strategic Oversight:

• Develop and implement project strategies, ensuring alignment with wider business goals
• Input into bid, tender, and pre-construction processes where required
• Oversee project budgets, cash flow forecasting, and ensure commercial targets are achieved
• Maintain accountability for quality, safety, and programme across all assigned schemes

People Management & Development:

• Lead, mentor, and develop delivery teams, setting a standard for performance, culture, and accountability
• Champion collaboration across departments and supply chain partners
• Promote health & safety leadership, compliance, and best practice across all project stages

Operational Excellence:

• Implement robust risk management, programme tracking, and performance reporting
• Drive innovation in methodology and promote continual improvement in project delivery
• Lead client presentations, chair progress meetings, and oversee key handover stages
• Proven track record of delivering major commercial fit-out projects in a Project Director or Senior Project Manager capacity
• Experience delivering Cat A and Cat B schemes valued £20m+ within a main contracting environment
• Deep understanding of construction sequencing, commercial awareness, and technical delivery
• Exceptional leadership and communication skills, with a confident client-facing presence
• Ability to influence and drive team performance across complex, multi-phase schemes
• Relevant qualifications (e.g. SMSTS, CSCS Black Card, First Aid); chartership or professional memberships beneficial
