Some jobs come with bells and whistles. This one comes with period staircases, bespoke finishes, and a family-run contractor that's been perfecting the art of high-end residential for over six decades of experience - older than the Postcode system, but far better organised.

We're looking for a Project Director - someone who can lead projects in the £4m-£20m bracket with the kind of calm authority that makes clients relax and contractors quietly step up their game.

What you'll actually be doing:

• Directing and coordinating all project activity, ensuring strategy doesn't just exist in a PowerPoint but actually happens.
• Using Project Commander software to make programming, reporting, and delay analysis less painful than it sounds.
• Leading pre-construction and post-completion with a sharp eye for detail and an even sharper eye for defects.
• Managing people - clients, teams, stakeholders - without losing your cool (or your sense of humour).
• Navigating JCT contracts, notifications, and disputes with the grace of someone who's done it all before.
• Ensuring SHE standards are followed so rigorously that even the clipboard inspectors nod approvingly.

Experience we'd like you to bring:

• Running projects as No.1 on site in the £2m-£20m range.
• High-end residential / prime refurb pedigree.
• A CV that shows loyalty and progression, not a collection of company logos
• Titles you may have gone by: Project Director, Project Lead, Construction Director, Senior Contracts Manager.
