A market‑leading property consultancy with one of the UK’s largest and most successful Property Management teams is seeking an experienced Associate Director to join its Manchester office.

Base pay range

  • Associate Director – Property Management
  • Location: Manchester
  • Salary: Up to £65,000 + industry‑leading bonus (circa 40%) + benefits

The Role

This is an opportunity to take ownership of a diverse Northern portfolio on behalf of a major institutional asset manager and other investment clients. The assets include multi‑let Grade A offices, retail and industrial properties, and a major development project nearing completion.

You will lead on all aspects of property management performance and client service delivery, supported by a strong internal platform and specialist service teams (ESG, Procurement, CX, Data, and Technology).

You’ll have exposure to development and asset management initiatives, helping shape the strategy for a portfolio that includes a 1 million sq ft development site with around 250,000–300,000 sq ft of new Grade A office space, much of which is already pre‑let.

Key Responsibilities

  • Manage a mixed portfolio of commercial assets across the North of England.
  • Lead on client relationships, acting as a key point of contact for institutional and property company clients.
  • Oversee site‑based teams including Facilities Management and graduates.
  • Deliver consistently high standards of management, ensuring assets are clean, safe, secure, and in repair.
  • Prepare, monitor, and reconcile service charge budgets.
  • Ensure buildings provide a modern, customer‑focused occupier experience.
  • Drive continuous improvement and sustainability initiatives across the portfolio.
  • Support business development, client reporting, and portfolio performance reviews.

The Candidate

  • Extensive Commercial Property Management Experience
  • Proven experience managing large multi‑let offices and mixed commercial portfolios.
  • Skilled in financial management, service charge budgeting, and compliance.
  • Excellent client‑facing and relationship management skills.
  • Experience managing junior team members and working collaboratively with specialist service lines.
  • Knowledge of ESG and sustainability principles within property management.
  • Commercially astute, ambitious, and proactive in seeking continuous improvement.
  • Willing to be office‑based in Manchester at least three days per week, with regional travel as required.
