OverviewAssociate Director - Construction Consultancy (High-End & High-Rise Residential + Hotels - Greater London)A leading construction consultancy is seeking an experienced Associate Director to lead and deliver complex, high-value projects across Greater London. This senior role is ideal for a commercially focused professional with a strong track record in high-rise residential, luxury residential, and hotel developments.As an Associate Director, you will oversee all phases of the project lifecycle - from pre-construction planning through to final delivery - with a focus on cost management, project coordination, and client advisory. You\'ll work in close partnership with design teams, developers, and contractors to ensure projects meet budget, programme, and quality targets.ResponsibilitiesLead high-end and high-rise residential and hospitality projects from inception to completion.Deliver accurate cost planning, financial reporting, and budget management across multiple concurrent projects.Produce detailed cost estimates, cash flow forecasts, and client cost reports.Act as the main point of contact for clients and project teams, particularly on premium residential and hotel schemes.Build trusted relationships with high-profile clients, developers, architects, and consultants.Provide strategic advice throughout the project lifecycle to support informed client decisions.Lead and participate in design, procurement, and project meetings, ensuring clear communication between all parties.Report regularly on progress, risks, and commercial performance.Review design documents, procurement strategies, contractor bids, and change orders.Identify and manage project risks and opportunities to maintain budget and delivery targets.Lead value engineering reviews to enhance efficiency and optimise cost without compromising design or functionality.Support the adoption of modern construction methods where appropriate.Attend and chair design and project meetings, recording decisions and actions.Review and validate contractor applications and consultant invoices.Provide accurate, real-time cost data to inform scope, quality, and procurement decisions.Collaborate with internal teams and external partners, sharing knowledge and ensuring best practices across projects.Keep up-to-date with trends in the London residential and hospitality markets, emerging construction technologies, and planning regulations.Typical DutiesAttend and chair design and project meetings, recording decisions and actions.Review and validate contractor applications and consultant invoices.Provide accurate, real-time cost data to inform scope, quality, and procurement decisions.Collaborate with internal teams and external partners, sharing knowledge and ensuring best practices across projects.Keep up-to-date with trends in the London residential and hospitality markets, emerging construction technologies, and planning regulations.This is an exciting opportunity to play a leadership role in delivering some of Greater London\'s most prestigious developments.
