The Role
An outstanding opportunity to join a prestigious heritage organisation as their Director of Facilities / Head of Facilities. You will lead the strategic delivery of total FM (TFM) services across a portfolio of 13 Grade I & II listed properties across the City of London, plus one in Islington, two in Richmond, and one in Hampshire.
The role requires visionary leadership to preserve and protect heritage assets while ensuring operational excellence, regulatory compliance, and exceptional visitor & occupier experience.
Key Responsibilities

Provide strategic leadership for all hard & soft FM services across the heritage portfolio.

Act as the senior client-side lead, reporting directly to the Board on all FM, capital works, and compliance matters.
*
Develop and deliver the FM strategy, aligning with the organisation’s heritage and sustainability goals.
*
Manage multi-million-pound service-charge and OPEX budgets, ensuring transparency, forecasting accuracy, and value for money.
*
Oversee conservation-sensitive M&E services, life-safety systems, and specialist contractors for listed buildings.
*
Lead on supplier procurement, contract negotiations, performance reviews, and ensure robust SLAs/KPIs are met.
*
Champion health & safety and statutory compliance, maintaining readiness for audits and inspections.
*
Work closely with heritage consultants, surveyors, conservation officers, and local authorities to plan and deliver sensitive projects.
*
Lead capital works, refurbishment, lifecycle, and sustainability projects while respecting historic fabric.
*
Foster a collaborative culture, motivating a diverse on-site FM team and driving continuous improvement.
*
Build strong stakeholder relationships with trustees, occupiers, contractors, visitors, and local communities.
About You
*
Proven experience as an Director of Facilities, Head of Facilities, or Senior Operations Lead in a client-side FM role.
*
Significant background managing large multi-site estates, ideally with heritage or conservation-sensitive properties.
*
Strong technical understanding of M&E services in listed / historic buildings.
*
Excellent grasp of budgeting, service-charge management, and commercial acumen.
*
Demonstrated success in leadership of FM teams, supplier management, and delivering high-quality service in complex environments.
*
Exceptional stakeholder management, communication, and influencing skills.
*
Knowledge of heritage compliance frameworks (e.g., Historic England guidelines) desirable.
Qualifications (desired, not essential)
*
Degree / HND in Facilities / Building / Property Management or Building Services.
*
Electircal or Mechanical Qualifcations
*
Professional membership of IWFM, RICS, or CIOB.
*
NEBOSH General Certificate or equivalent H&S qualification.
*
Conservation / heritage FM training advantageous.
