Behind every successful maintenance service is a strong operational backbone. L&Q is seeking a Director of Maintenance Operations to lead the enabling functions that ensure frontline services are effective, compliant and data-driven. This newly created role is central to the success of both direct delivery and contracted services.


The postholder will lead around 150 colleagues across a team of Heads of Service. They will be responsible for building the systems, processes and performance frameworks that allow services to operate consistently and at scale.


Your responsibilities


• Lead core operational functions including data insight, systems, fleet and materials, operational compliance, case management and performance monitoring.

• Providing operational leadership for Maintenance IT optimisation and deployment of system upgrades, ensuring technology supports efficient, reliable and consistent service delivery.

• Embed a data-led culture, ensuring information is harnessed to improve decision-making and visibility across all maintenance services.

• Act as a critical friend to operational delivery teams, identifying risks, inefficiencies and opportunities for improvement.

• Provide assurance on operational compliance, health and safety, financial control and regulatory standards.

• Drive organisational improvement by identifying root causes of underperformance and leading sustainable improvement programmes.

• Build strong relationships across L&Q and with external stakeholders, ensuring the operations function is aligned with resident expectations and sector best practice.


About you


The successful candidate will have a proven track record of leading central operational or business improvement functions in housing, property services or a related industry. They will combine strong analytical and data skills with experience of organisational transformation, compliance and assurance. Leadership of large, complex teams will be essential, along with the resilience to influence and challenge colleagues at every level.
