MRICS Valuation Surveyor - Remote working - Senior / Director level - Manchester
Specialist independent valuation firm specializing in the valuation of Commercial and Residential real estate for loan security purposes.
The team is under 17 (excluding consultants) and is seeking commercial Valuation Surveyors to join as the next level up with ambitions to become a major nationwide player. The work is mainly secured lending (approximately 70%), with the remainder being private valuation / red book valuation work. Approximately 70% of work is commercial; residential experience will be considered and work can be adjusted to suit preferences. Typical workload is 2-3 surveys per week depending on size and complexity of valuations.

Responsibilities
Conduct valuations primarily for secured lending, with flexibility to include residential work where applicable.
Manage a workload of approximately 2-3 surveys per week depending on size and complexity.
Work remotely with independent management of time and tasks.
Contribute to the company’s growth as it expands to a major nationwide platform.
Qualifications
Minimum of 3 years Post-Qualification Experience (PQE).
MRICS/FRICS qualification and registered valuer status.
Exceptional communication and interpersonal skills.
Ability to work independently and remotely, managing time and tasks effectively.
Strong analytical and problem-solving abilities.

Basic Salary - Up to £75,500 (agency approximate; depends on experience and location)
Car allowance paid monthly (amount to be confirmed)
35% commission/bonus over agreed target, typically over 3x salary, paid bi-annually

Annual leave - 25 days plus bank holidays
CPD and RICS membership fee covered, travel expenses covered

Average job expectations: about 2-3 jobs per week with a varied mix.
Turnaround targets: reports within 5 to 10 working days.
Current car policy: car allowance and mileage reimbursement rather than company cars.
Bonuses typically around 35% of fees billed, based on exceeding a fee target of ~3x salary, paid bi-annually.
Technology: Edozo for valuations, searches, and processing maps; Agency Pilot, Excel, Word; comparables databases including Rightmove Plus and CoStar.
Support: admin team for report formatting; graduates assist with gathering comparables.
Clients: predominantly mainstream banks, bridging lenders, brokerage firms and panel managers.
