Role description: We are seeking a strategic Project Director with experience in land, planning, finance and development to lead the delivery of Residential and Commercial Development projects across the East and West Midlands (and other regional locations as required); driving commercial performance, service delivery, and client experience. The role requires a self-starter who can create new business opportunities across multiple stakeholders in the development deal map and a demonstrable track record of securing new business in the residential sector across mixed tenure schemes. The role involves leading multi-million-pound projects and managing diverse multi-disciplinary teams.

Role responsibilities
- Build trusted relationships with senior client stakeholders to establish new and repeat business. There may be opportunities to manage a portfolio of projects along with line management and senior leadership responsibilities within the business unit.
- Lead an operational team, set objectives, manage performance, and ensure staff have the necessary skills to deliver project objectives.
- Accountable for delivery of projects (affordable residential, developer-led, PRS, BtR, PBSA and Later Living) with a reasonably high level of complexity to budget, quality and time metrics.
- Ensure timely and accurate data collection, analysis and reporting.
- Interpret and communicate project support policies, processes and systems.
- Communicate and highlight project process compliance issues to project managers.
- Work within established financial systems to produce plans, schedules, and track budgets, highlighting variances to manage delivery targets.
- Manage medium to large scale projects or programmes, ensuring appropriate use of resources to deliver the required scope on time.
- Manage project risks or issues to minimise impact and ensure delivery to compliant standards.
- Analyse data to identify key themes and trends and use outputs to support project decision-making.
- Collaborate across the organisation to deliver projects/programmes that meet customer expectations.
Qualifications & Experience
- Chartered professional with experience managing projects from £1m to £100m+.
- Strong experience in prime and affordable residential, developer-led, PRS, BtR, PBSA and Later Living projects.
- Desirable – Practitioner level expertise in one or more service lines.
- Excellent communication skills and ability to build and maintain relationships with peers and senior colleagues.
- Ability to negotiate and manage relationships with external stakeholders.
- Commercial acumen and organisational understanding.
- Logical, structured approach to coordinating complex, multi-faceted projects.
- Knowledge of the East and West Midlands property and housing markets; broader UK market knowledge is a plus.
- Extensive knowledge of Local Planning, Finance, Development and Land transactions.
- Experience with funding linked to Combined Authorities, Homes England and Central Government; familiarity with grant funding is advantageous.
- Extensive experience with S106 and land and build package deals between housing providers and developers, including contract management thereafter.
