OverviewAssociate Director Quantity Surveyor - Residential | Construction Consultancy – London. Up to circa £80k + package. Their team specializes in construction and property with a hands-on management approach and a focus on facilities for public, commercial, residential, and offshore sectors, positioned for dynamic growth.The roleSeeking an Associate Director, with residential experience, to be based in their London office. You will drive the business forward in the region, deliver existing projects, and maintain key client relationships, while contributing to the wider business plan. You will undertake pre- and post-contract quantity surveying duties for private developments and public sector projects with values between £1m and £350m.ResponsibilitiesPre-Construction & Cost PlanningPrepare comprehensive cost plans, budget estimates, and feasibility studies for various developmentsOffer preliminary cost guidance to inform design and planning choicesOversee contractor and supplier procurement, including tender evaluation and recommendationsStrategically negotiate contract terms to mitigate risk and deliver valueEstablish and uphold procurement schedules in line with construction timelinesContract administration (typically JCT or bespoke residential forms) and ensure complianceManage project budgets, financial reporting and change control (variations, claims)Collaborate with project managers and site teams for accurate work valuation and prompt paymentsManage the commercial delivery of multiple projects to meet financial targetsIdentify risks and opportunities to enhance profitability by monitoring cost-performanceProvide accurate and timely project forecasting and reporting to senior leadership and clientsAct as the primary commercial liaison for clients with updates, forecasts, and cost guidanceContribute commercially-driven input on design, procurement, and delivery strategies during client meetingsWhere required, manage relationships with funders, developers, and external consultantsFoster a proactive and collaborative team culture and ethosMentor junior cost management team members and drive professional development and operational excellenceEnsure outputs are accurate, consistent, and compliant with internal quality standardsProvide strategic business planning, budgeting, and commercial performance support to DirectorsSeek opportunities to enhance value through innovative solutions, cost-saving measures, and process improvementsParticipate in new business development, including bids and client presentationsAdhere to relevant legislation, company policies, and health & safety regulationsAdvocate for sustainable and environmentally friendly practices in cost planning and procurementQualificationsDegree in Quantity Surveying, Commercial Management, Construction Management, or related discipline and full membership of RICSMinimum 5 years post-RICS qualification experienceResidential experience is desirableDemonstrable experience in delivering cost management services for building projects from feasibility through post-contract servicesExtensive consultancy experience across diverse projects and sectorsAbility to independently manage and lead your own workProficiency in Value Engineering and Risk Management techniquesHigh proficiency with main standard forms of building contracts, especially the JCT suiteStrong interpersonal, client-facing communication and influencing skillsAbility to generate new business enquiriesJoin an experienced team of professionals and become part of a collaborative and thriving business undergoing an exciting growth phase.
