Commercial Real Estate Acquisition & Office Fit-out – Development & Project Manager Position Overview We are seeking a Project Manager with proven experience in technical due diligence, cost and procurement, design management, and end-to-end project & construction management. The ideal candidate will oversee the full lifecycle of commercial real estate acquisitions and office fit-out projects, ensuring successful delivery against business objectives, budgets, and timelines. Key Responsibilities Technical Due Diligence Lead and coordinate technical due diligence during commercial acquisitions, including building condition assessments, compliance checks, and risk analysis. Provide recommendations and risk-mitigation strategies to senior stakeholders. Cost & Procurement Management Develop project budgets, cost plans, and cash flow forecasts. Lead procurement processes for consultants, contractors, and suppliers, ensuring competitive pricing and quality delivery. Review, negotiate, and administer contracts in line with company policies. Design Management Manage design consultants to ensure alignment with project brief, brand standards, and regulatory requirements. Coordinate design reviews and approvals across internal and external stakeholders. Ensure sustainability, LEED, or other certification requirements are integrated where applicable. Project & Construction Management Plan, manage, and execute office fit-out and refurbishment projects from inception to completion. Oversee site activities, ensuring safety, quality, and program compliance. Manage project reporting, risk registers, and progress updates for senior management. Coordinate with landlords, local authorities, and statutory bodies for necessary approvals and compliance. Stakeholder Management Act as the main point of contact between internal business units, external consultants, and contractors. Facilitate regular project meetings, ensuring effective communication and resolution of issues. Align project outcomes with business and operational requirements. Qualifications & Experience Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field. Professional certification (e.g., PMP, MRICS, MCIOB, LEED AP) is advantageous. 10+ years of proven experience in project management, with exposure to commercial real estate acquisitions and corporate office fit-outs. Strong technical expertise in due diligence, procurement, cost management, design coordination, and construction delivery. Strong understanding of local (London/European) regulations, legal requirements, and the local planning process. Solid understanding of contracts (FIDIC/JCT or equivalent) and procurement strategies. Strong leadership, negotiation, and communication skills, along with a strong sense of responsibility. Excellent collaboration skills, with the ability to efficiently integrate resources to drive successful project implementation. Ability to manage multiple projects concurrently in fast-paced environments. Proactive in pursuing continuous improvement for designs and processes—e.g., challenging the status quo or using value engineering to identify optimal solutions for all development aspects. High level of independence, initiative, accountability, cultural sensitivity, resilience, and adaptability; demonstrates strong leadership to drive projects and is a collaborative team player. Fluent in English. Proficiency in Chinese is advantageous.
